Commissioning & Operational Readiness

Commissioning strategy, system completion and operational readiness for new projects, and retro-commissioning to bring existing buildings back to the performance they were designed for.

When it fits

When this is the right support

The commissioning scope has outgrown the team

Systems are reaching completion faster than anyone can plan, witness and document the tests.

A new project needs a readiness plan

The facility will be handed to an operator who has to be trained, equipped and given documents before day one.

A building no longer performs as designed

Comfort complaints, high energy use or unstable controls in an existing building, and no clear record of what was commissioned.

What we do

What the work covers

Take any part of it. Most assignments are one line item from one stage, for one package.

Commissionability review

Design and specification review for testability: access, isolation, instrumentation, control points and sequence of operation.

Pre-commissioning and commissioning management

Test procedures and checklists, scheduling, witnessing, and a defects log through to system completion.

FAT / SAT coordination

Factory and site acceptance test procedures reviewed, witnessed and closed out against the specification.

System completion

Completion status by system, so the project knows what is ready for handover and what is not.

Operational readiness

Operator training plans, O&M readiness, spares and documentation, tracked to the opening date.

Retro-commissioning of existing buildings

Investigation of how the systems actually run, a prioritised list of findings, and verification that the corrections work.

Typical deliverables

  • Commissioning plan or strategy
  • Test procedures and checklists

What we need from you

  • The specification, design basis and sequences of operation
  • The equipment and system list
  • The construction programme and completion dates
  • For existing buildings: drawings, O&M data and access to trend or BMS data where available
How an assignment runs

From first message to closed record

01

Describe the scope

Send the package, its stage, the dates and the systems in use to [email protected]. A reply follows within one business day, in any time zone.

02

Agree the basis

We come back with a proposed scope, a resource profile and a rate basis in your contract currency.

03

Work under your name

Deliverables use your templates, numbering and review codes. The work is done in your document system, remotely or on site.

04

Close out cleanly

At the end of the period the record is complete and left in your system, so your team can carry on without us.

Engage by the assignment (fixed scope, fixed price), by the period (days per week for a set duration) or on call (a retained monthly allocation). How we work →

Questions

Common questions

Which commissioning standard do you follow?

The one your contract specifies. Where it names none, we propose a process based on a recognised guideline such as ASHRAE Guideline 0, agreed with you before work starts.

Do you commission every discipline?

We organise the process across disciplines: electrical, mechanical, HVAC, fire and controls. Specialist tests run by the contractor or the manufacturer are coordinated and witnessed, not replaced, and specialist disciplines can be covered by associate specialists.

Can retro-commissioning start without the design drawings?

Drawings help, but the work can start from a site investigation and whatever O&M data exists.

What the package is, where it is, what stage it has reached and how long you need cover for. That is enough to come back with a proposed scope, a resource profile and a rate basis in your contract currency.
